The content at QAreports.com is copyrighted by QUALITY ASSURED (QA). The products (reports) provided by QA are for the sole purpose of statutory disclosure by the Seller(s) of real estate property and their Agent(s), to the potential Buyer(s) and their Agent(s). Proper use of the products and services provided by QA is required. No misuse or unauthorized use is permitted. The reports of QUALITY ASSURED are not insurance policies. QA reports are the product of a service designed to satisfy statutory disclosure requirements so that the Seller(s) of residential real estate property and their Agent(s) may inform the potential Buyer(s) as to natural hazards which appear on public databases. These public databases are not maintained by QA. The databases are updated and maintained by other unaffiliated agencies. QA assembles each report from the information that is made available to QA as of the date of the report, and is not responsible for updates, amendments, or changes that are made available to QA after the date of the report. The reports of QUALITY ASSURED are based solely on the property identification and location supplied by the Seller(s) and/or their Agent(s). It is the responsibility of the Seller(s) and their Agent(s) to confirm that the property, which is the subject of the report, is correctly identified, located, and characterized as being residential property in the report. It is also the responsibility of the Seller(s) and their Agent(s) to disclose to the potential Buyer(s) and to QA (a) any incorrect or incomplete features of the report and (b) any matters which are known or should be known by the Seller(s) and their Agent(s) which may not be disclosed in the report. Each QA report concerns a single residential real estate parcel and does not include a search of secondary parcels or easements or common areas (in the case of condominium properties). The reports of QUALITY ASSURED are provided solely to the Seller(s) and their Agent(s) and may not be relied upon by anyone other than those parties in making their statutory disclosures to their potential Buyer(s). Acceptance and use of any QA report constitutes acceptance and agreement to be bound by the terms, limitations and conditions stated in the QA report. The information contained in the report may affect decisions to purchase the subject property and/or to purchase insurance policies to cover potential damages which may arise from the natural hazards disclosed in the QA report. Proper use of the products and services provided by QA is required. No misuse or unauthorized use is permitted. The reports of QUALITY ASSURED are subject to the terms, limitations and conditions stated in the QA report. In the event that the Seller(s), or their Agent(s), report any inaccuracies, errors, or omissions, QA’s only obligation is to provide a corrected report. In the event of any claim tendered concerning the information in the QA report, QA’s liability in any case other than gross negligence, is limited to actual damages. In no case shall QA have any liability for speculative damages, lost profits, or any direct or indirect, incidental or consequential damages arising in any connection whatsoever with the preparation or use of the QA report. If any dispute arises in connection with the QA report, all parties agree to submit the matter to binding arbitration.
